Finding the Balance with a Real Estate Agent

Join Our RentalRookie Community (It's Free)

When starting out as an investor one of the best resources for you is your realtor. Some rookies tend to undermine the importance of finding and choosing a realtor that you work with exclusively.   If you currently do not have a realtor, get one.Your realtor will be your #1 team member and if you choose the right one, your visions will align and they will be able to start watching for properties that they know you would be interested in.  This will save you research time and help to balance your investing journey!

Even more, realtors can find out about pocket listings, listings that are not posted yet, and they could potentially get you access to properties before they are even listed on the market.  In the investing world, this could be the ticket to getting you a property.

This world of investing can be extremely competitive and when you are rookie starting out with little cash, having early access to a property gives you the leg up on your competitors.  Especially when you are competing against seasoned investors who can walk in, pay cash, and close in a week.  These types of offers are hard to beat.

If you want to be successful one of the best things you can do is surround yourself with individuals knowledgeable about the business.  Wondering how to choose an agent, check out the tips below.

Ask Around

  • One of the best ways to find a great realtor is to ask around to family and friends for referrals. They will be able to give you first hand testimonies that can help you feel more confident in contacting the realtor.

Area Knowledge

  • Use a realtor knowledgeable about the specific area you will be investing in.  If you have an agent that you work with in your local area, but you are investing in an out of town location, find a realtor in that area.  Realtors can provide priceless information about an area and teaming with one that is invested in the area can only help you make smart and profitable investments.

Find Someone You Can Trust

  • Let’s face it we are dealing with your financial future, you must feel comfortable and trust the individual you will look to for guidance when finding properties.  That's why we encourage you to interview realtors to find one that you feel comfortable with.

Long Term Investing Experience

  • I recommend choosing a realtor that has experience working with investors.  Why?  The goal of a residential buyer vs. an investor can be very different.  You want your realtor to understand your goals and have a vision aligned with you.

Again, finding the right realtor is crucial.   Take the time up front to interview and get to know a variety of realtors so that you find the one that fits with your goals and vision as an investor.
